As reported by the Merkur newspaper, the management of the villa and estate has been handled since 2011 by the offshore company Tegernsee (IOM) Limited, registered on the Isle of Man. Previously, Alisher Usmanov frequently visited the location. Formally, he leased the villa from Tegernsee (IOM) Limited for 77,000 euros per week. However, following the onset of Russia's full-scale military invasion of Ukraine, Usmanov came under European Union sanctions, and since then, the estate has remained vacant.
The company Tegernsee (IOM) Limited has been declared insolvent, with its assets primarily consisting of real estate. At the insistence of creditors, it was decided to sell the estate.
The villa, covering 735 square meters, is situated on a 4,700-square-meter plot by an alpine lake. The estate includes a sauna, a swimming pool, and a staff house. The 25 million euros for which the villa is being auctioned represents a current price record in Germany, surpassing the previous record holder—a house for sale for 15.5 million euros on Sylt Island in the North Sea, known as a resort for millionaires.
